Newstead Villas are three major luxury homes that have been developed through adaptive re-use of existing buildings.
The challenge has been to take a street of thirty year old book warehouses and turn them into high end luxury product. Aesthetically, the layered complexity of the forms give individual character to each house while still providing unity of materials reflecting the industrial aesthetic of the past and the domestic nature of the new use. Notably the homes possess an impressive volume of space and soaring ceilings.
These luxury homes have only been possible through clever reinvention of the original warehouses on the site capturing height and space usually only associated with major art galleries. A large proportion of the project was generated using existing materials. Original concrete floor using Brisbane River stone was exposed, steel gantry and structure, roof and party walls. Even the existing loading dock was incorporated into the design.
